Finding Housing and Signing a Lease: Why It's Required Before You Apply

A D7 application requires proof of accommodation in Portugal. Here's how the process works.

Why Proof of Accommodation Is Mandatory

The consulate wants to be convinced your application is a genuine relocation plan, and one of the most concrete pieces of evidence is having an address in Portugal. This can be documented with a lease, a property deed, or in some cases a declaration of accommodation.

Rent or Buy?

For most D7 applicants, renting first is the more sensible choice — it's faster and avoids committing to a major purchase before you know the area. The lease needs to be an official contract, declared to Finanças (the tax authority) and including your NIF number.

Finding a Home Remotely

We research suitable listings, arrange video viewings, and guide you through communication and contracting with the landlord or a licensed real estate agency, without you needing to be in Portugal. See our Housing Consultancy service for details.

Common Pitfalls

The most frequent challenges foreign applicants face are landlords insisting on an in-person meeting, high deposit demands, and leases that aren't properly declared to the authorities. We help you navigate every one of these.
